What Does a Professional Turf Cleaning Service Include?
A professional turf cleaning visit includes debris removal, 200-degree steam sanitization, enzyme-based pet waste treatment, antimicrobial application, infill brushing, and a deodorizing rinse. Most residential yards in Mesa take 45 to 60 minutes and cost $150 to $300 depending on size and condition.
We get asked this on almost every first call. People want to know what they are paying for and whether it is different from what they can do with a garden hose. It is.
Here is exactly what happens during a visit, based on the 200-plus turf cleaning jobs we completed in Mesa and the East Valley last year.
Step 1: Debris Sweep and Inspection
We start by clearing leaves, dirt, pet waste, and anything sitting on the surface. Then we walk the entire yard checking seams, edges, and drainage points. Loose seams are the number one issue we flag on first visits. If a seam is pulling apart, moisture gets under the turf and creates mold conditions against the base layer.
This takes about 10 minutes on a standard 500 sq ft yard. Larger installations in neighborhoods like Las Sendas or Val Vista Lakes take longer because of curved borders and landscaping edges.
Step 2: Steam Sanitization at 200 Degrees
Our truck-mounted unit heats water to 200 degrees and delivers it at a calibrated 60-80 PSI. That temperature kills bacteria, mold spores, and insect eggs living in the infill without damaging turf fibers or backing material.
Standard pressure washers run at 1,500 to 3,000 PSI. That blasts infill out of position and can tear seams. We see the damage on yards where homeowners or handymen tried pressure washing. Infill displacement is expensive to fix because you have to buy and spread new material.
Step 3: Enzyme Pet Waste Treatment
This is the step that makes the biggest difference for pet owners. Urine does not stay on the surface. It drains through the turf fibers and bonds to the infill granules. Over months, uric acid crystals build up and produce ammonia odor, especially when Arizona summer heat reactivates them.
We apply an enzyme-based solution that breaks down uric acid at the molecular level. It is not a masking agent or deodorizer. It eliminates the source compound. On heavily used pet areas, we let the enzyme sit for 15 minutes before the next step.
About 70% of our jobs involve pet odor. The other 30% are general maintenance cleans for homeowners who want their turf looking and smelling fresh.
Step 4: Antimicrobial Application
After the enzyme treatment, we apply an antimicrobial solution across the full turf surface. This creates a residual barrier that slows bacterial regrowth between cleanings. In the Phoenix metro summer, bacteria populations double every 20 minutes on untreated surfaces above 100 degrees. The antimicrobial buys you 8 to 12 weeks of protection.
Step 5: Infill Brushing and Leveling
Foot traffic, pets, and weather compact infill over time. Compacted infill stops draining properly and makes the turf feel hard underfoot. We use a power broom to agitate the infill back to the correct depth and distribution.
On yards that have not been cleaned in over a year, the infill is often 30 to 40 percent below the recommended level. We let homeowners know when a top-up is needed. Adding infill is a separate service but we can handle it on the same visit if material is available.
Step 6: Deodorizing Rinse
The final pass is a cool rinse with a plant-based deodorizer. This drops surface temperature by 15 to 20 degrees, which matters when we are cleaning in 110-degree Mesa summers. It also leaves the turf smelling clean without chemical fragrance.
How Long Does a Turf Cleaning Visit Take?
A 400 to 600 sq ft yard: 45 minutes. A 600 to 900 sq ft yard: 60 to 75 minutes. Larger commercial or front-and-back combinations can run 90 minutes. We schedule 60-minute windows for most residential appointments.
How Much Does It Cost?
Most residential jobs fall between $150 and $300. Size is the main factor. A 300 sq ft courtyard turf in a Tempe townhome is on the lower end. An 800 sq ft backyard in Gilbert with heavy pet use is on the higher end. We provide exact quotes after seeing the yard or reviewing photos.
We service Mesa, Chandler, Tempe, Scottsdale, Apache Junction, and surrounding East Valley cities. Check our full service area list or contact us for a quote.
If we have cleaned your turf, we would appreciate a Google review mentioning the service and your neighborhood. It helps local homeowners find a turf cleaning crew they can trust.
