How Much Does a Backyard Remodel Cost in the Phoenix Metro?

A backyard remodel in the Phoenix metro area costs between $8,000 and $45,000 depending on scope. A basic turf and paver job on a 400 square foot yard runs $8,000 to $15,000. A full remodel with pergola, outdoor kitchen, turf, and hardscaping on a 1,000 square foot lot starts at $25,000 and climbs from there.

Those numbers come from 22 quotes we wrote between January and March this year, all for Mesa and East Valley homeowners. Not national averages. Not Zillow estimates. Actual bids we put together after walking yards and measuring.

What Drives the Cost Up in Arizona?

Three things: demo, access, and soil.

Demo is the biggest variable. Ripping out an existing grass lawn, old pavers, or a cracked concrete slab adds $1,500 to $4,000 depending on size. One job off Stapley Drive in Mesa had 600 square feet of flagstone cemented directly to a concrete pad. Demo alone took two days and cost $3,200.

Access matters. If we cannot get a skid steer through a side gate, everything moves by wheelbarrow. That adds labor hours. A lot of Mesa homes built in the 1990s have 36-inch gates. We can work with them, but it costs more than a property where we can back equipment into the yard.

Soil is the Arizona tax. Caliche -- that calcium-rich hardpan layer that sits 6 to 18 inches below the surface in most East Valley lots. You hit caliche and suddenly your grading job needs a jackhammer. We budget for caliche on every Mesa, Gilbert, and Apache Junction quote because we hit it about 70 percent of the time.

These include materials, labor, and demo where needed. They do not include permits, which Mesa requires for structures over 200 square feet or any electrical work for outdoor kitchens.

Is $100 an Hour Too Much for Landscape Work?

Depends on what you are paying for. A solo guy with a truck charging $100 an hour for weeding is overpriced. A crew of three with a skid steer, a compactor, and $15,000 in materials on site charging $100 an hour per person is actually on the low end for the East Valley.

Most licensed landscape contractors in Mesa charge $75 to $125 per labor hour. But almost nobody quotes by the hour for remodel work. We quote by the project because material costs make up 50 to 65 percent of most jobs. The labor rate matters less than the total bid.

What should concern you more than hourly rate: is the contractor ROC licensed, do they carry liability insurance, and will they pull permits if needed. Mesa code enforcement does check, especially in HOA communities like Eastmark and Las Sendas.

Where We See Homeowners Overspend

Premium turf on areas that do not need it. A $4.50 per square foot turf product on a side yard that nobody uses is wasted money. We install two grades: a premium pet-safe turf for main living areas ($3.50 to $5.00 per sq ft installed) and a standard landscape turf for side yards and strips ($2.50 to $3.50 per sq ft installed). Mixing grades on the same property saves $800 to $2,000 depending on layout.

The other overspend: travertine pavers when porcelain would hold up better. Travertine looks great on day one but it is porous. In Mesa's monsoon season, it stains. Porcelain pavers cost about the same per square foot ($8 to $14 installed) and do not absorb water. We switched to recommending porcelain for most patio applications two years ago.
